  • Historically, in Gurgaon in the last 20 years, the infrastructure around the residential areas have always lagged. The townships and apartment complexes are launched first, and it takes many years for the roads, flyovers or underpasses to come up.


  • The basics like the road, streetlights and sewerage systems come many years after the residential areas have been set up. In some instances, the promise of a new highway coming up or a new flyover or underpass is delayed by 7-8 years from the original estimated time.

Golf Course Road – Premium Residential Corridor


  • Golf Course Road is undoubtedly an exception to the rest of the state of infrastructure in Gurgaon. The largest developer in India had taken the self-initiative to develop Golf Course Road in a joint venture with the Government. Golf Course Road provides seamless access and connection to Sikandarpur and DLF Cyber City with highways and underpasses.


  • There are underground electrical and drainage systems through the Golf Course Road, lovely landscaping on the central median, and walking pavements on the sides, thus giving an international feel to the entire road.


  • Today, Golf Course Road is an established Grade A location in Gurgaon with a combination of Premium, Luxury, Super Luxury residential options. It has throbbing high street retail, shopping malls like Mega Mall, South Point Mall, and commercial office complexes like Horizon Center.


  • A host of the high street, retail, F&B options is there all through the road with top brands like Shopper Stop, Starbucks, Le -Marche, Study by Janak, Fab India, Croma, 24 Seven. The top hotels on the Golf Course Road include DoubleTree, Anya, Ibis etc.


  • The pricing of the Golf Course Road in the range of Rs. 12,000 to 15,000 sq.ft for premium apartment complex and Rs. 20,000 to Rs 25,000 per sq.ft for Luxury apartments options.


Golf course extension road- emerging corridor


  • Golf Course extension road extends from one end connected to Golf Course Road and the other at the Vatika chock. The road is further connected to Southern Periphery Road (SPR)


  • The beginning of Golf Extension Road connected to Golf Course Road is considered more prime due to proximity to metro station and access to malls, golf club and premium residential and recreation areas in and around DLF5.


  • Golf Extension Road is connected from Golf Course Road Sohna Road, and it's not too far from Huda City Center metro station. In the last 2-3 years, it has emerged as a sought-after residential corridor.


  • The Golf Extension road closest to Golf Course Road is considered more prime. The development of Grade A office building from Ascendas, Tata Realty has brought prime tenants like Golf Course extension road gained maximum traction in 2020 and 21 with some premium launches and completion of good quality commercial and residential developments.


  • Among the residential Mahindra Luminaire, Elevate Pioneer Park at the beginning of Golf Extension road. And some prime development like M3M Golf Estate and Emaar Marbella in mid-segment of Golf Course extension road are quite sought after. The healthy completions pipeline had also resulted in a robust secondary sales market in this area in 2021, and inventory is less now.

  • Golf Extension of the Road infrastructure is expected to be developed in the next 2-3 years with road widening, underpass and flyovers. There would be a substantial enhancement in commuting and living experience.


  • This residential market has a good mix of end-user and the investor segment who have in the past achieved healthy capital appreciation across their investment/purchases.


  • Prices on Golf Course Extension Road range from Rs 9,000 per to Rs 14,000 per sq depending on building age, location and specifications.
